The questions every expat asks

I own a home abroad. Do I pay Dutch tax on it?

Yes and no. A home abroad counts in box 3 at its market value minus the mortgage on it, so it must be declared and it uses part of your tax-free allowance. But if the country has a tax treaty with the Netherlands (Spain, Morocco, Turkey, India, the US, the UK, most of Europe and about 100 countries in total), the treaty gives the right to tax real estate to the country where it stands, and the Dutch tax on that part is relieved, usually to zero.

  • Rental income (long-term or short-term lets) is not taxed separately in the Netherlands, because box 3 taxes a deemed return and not the rent. The other country usually taxes it, so check its non-resident filing rules.
  • Ruling holders whose ruling started before 2024 can still leave foreign assets out of box 3 in 2026. From 2027 everyone reports them.

What is the difference between my buffer and my runway?

Buffer is the strict emergency fund: liquid savings divided by monthly costs, assuming all income stops. Nibud-style guidance is 3 to 6 months. Runway is the realistic picture if you lost your job today: savings plus your partner's income, rent income and an estimated WW unemployment benefit, which is roughly 70% of your salary, capped, for about one month per year worked. Toeslagen can stretch it further.

Do I have to file a tax return, and when?

If the Belastingdienst sends a letter (aangiftebrief), yes. In the year you arrive or leave you file the M-form. The return for a year opens on 1 March and is due before 1 May of the next year. You can request an extension to 1 September, with interest. Filing is often worth it even without a letter. Many internationals get money back for mortgage interest, study costs or a partial year of employment.

My 30% ruling is ending. What changes?

Your gross salary stays the same, but the tax-free part becomes taxable. Net pay drops, typically by €500 to €1,200 a month for salaries between €60,000 and €90,000. Two things people forget: from 2027 the ruling is 27% for people who started in 2024 or later, and from 2027 the option to keep foreign savings out of box 3 disappears for everyone.

How much AOW (state pension) will I get as an expat?

You build 2% of the full AOW for every year you live or work in the Netherlands between 50 years before your AOW age and that age. Arriving at 35 and staying gives about 64%. Missing years can be bought back within 10 years of arrival, or covered by voluntary insurance if you leave. Your employer pension (pillar 2) and your own savings (pillar 3, with the tax-deductible jaarruimte) fill the gap.
